Preserving Your Haven: The Significance of Home Maintenance for Long-Term Prosperity

A home is more than just a structure; it's a haven that shelters memories and provides comfort. In this follow-up blog post, we'll delve into the importance of home maintenance, focusing on key elements such as mechanical systems, roof, siding, and windows. Understanding why caring for these components is essential can lead to a home that not only stands the test of time but becomes a source of enduring pride.


But...in the words of Forrest Gump, "...Momma says that stupid is, is what stupid does." For anyone thinking that you can skimp on home maintenance programs, you're doing yourself an expensive disservice. You're also effecting the marketability, resale, and value of your neighbor's properties. I am on my third home (owned) and can tell you that from both a contractor's and homeowner's perspective, maintain your home or be prepared to pay for costly repairs outside of your projected budget.




1. Mechanical Systems: The Heartbeat of Your Home:

•   Overview: Mechanical systems, including HVAC, plumbing, and electrical systems, are the lifelines of your home. Regular maintenance ensures they operate efficiently, reducing the risk of breakdowns and costly repairs.

•   Importance: Proactive maintenance of mechanical systems extends their lifespan, improves energy efficiency, and enhances the overall comfort of your living space. It also safeguards against unexpected breakdowns that could disrupt your daily life.


When assessing your mechanical systems (Heating, Ventilation, and Air Conditioning (HVAC), Air Filtration System, De/Humidification System, Thermostats, Pumps, etc.) Take inventory of what you have. Once you understand all of your mechanical systems, identify the product age and/or date of installation. This should be recorded in a home maintenance journal. Twice a year (minimum), conduct a visual inspection of your units to ensure they are clean and free of debris. HVAC system blowers often get nests or birds sucked into the air intake unit. Air Filtration Systems collect bugs, dust, and dirt from the exterior environment, Humidifiers will require filter replacement, Dehumidifiers should be checked weekly to ensure they're draining properly into a sump hole or floor drain. I always encourage homeowners to contact a locally licensed contractor to facilitate their first service. They will educate you on what and how to do preventative maintenance.


Furnaces: 15-20 year lifespan (average). Cost of replacement: $8-12k. This is influenced by size of the structure, zones, fuel type, and quality of product. Air Conditioners: 10-15 year lifespan (average). Cost of replacement: $5-8k. This is influenced by the size of the structure, zones, fuel type, and quality of product. You should also take into consideration how it merges with your existing furnace and thermostat. Not everything is compatible, and a lack of compatibility will reduce efficiency and energy consumption. Air Exchange Units: 15-20 year lifespan (average). Cost of replacement: $2,500-4k. This comes down to a matter of compatibility with your forced air system, filtration requirements, and additional configuration required to connect to an existing HVAC system. Humidification and Dehumidification: Variable. The cost and efficacy of such units are associated with consistency of use. Anytime we have to take into consideration water being added or removed from air content, correlates directly to the locality of where you live and the time of year. Florida has incredibly high humidity as compared to Minnesota. Minnesota basements have higher moisture content than slab on grade homes in Montana. This is an imperfect science, but requires your HVAC professional to do an assessment. Humidity and water is one of the most destructive things in a home. It will often lead to mold production, reduced air quality (influencing respiratory problems), and also create a musty odor which is virtually impossible to remove.


2. Roof: Your Shield Against the Elements:

•   Overview: The roof is a critical component protecting your home from weather extremes. Routine inspections and timely repairs help prevent leaks, water damage, and structural issues.

•   Importance: A well-maintained roof not only preserves the integrity of your home but also adds to its curb appeal. Addressing minor issues promptly can prevent major repairs or even premature replacement, saving you substantial costs in the long run.


Technology has come a long way. When buying a home, don't leave a roof inspection off the list. Ensure your inspector (or licensed roofing contractor) is able to conduct a detailed assessment. Fire sucks, but water is downright destructive. If you have a roof that was improperly installed or maintained, be prepared for a $20-45k bill. While natural perils covered in your homeowners insurance policy will often cover roof replacement, don't expect the bank to foot the entire bill. Make sure you have a policy that covers full roof replacement. There will be a deductible required typically at 1% of the estimated home value (per your insurance policy). (NOTE: Make sure you understand your homeowners insurance policy and what your requirement will be in case of filing a claim for replacement. Nothing these days is free...)


3. Siding: Guarding Your Home's Exterior:

•   Overview: Siding is not merely an aesthetic feature; it shields your home from the elements and contributes to insulation. Regular cleaning, repairs, and inspections are essential for its longevity.

•   Importance: Properly maintained siding enhances your home's curb appeal, protects against moisture damage, and prevents issues like rot or pest infestations. It also maintains energy efficiency by ensuring a sealed exterior.


To keep matters simple, home exteriors need seasonal cleaning. Shady areas that harbor moisture or leaves need annual cleaning. Depending on the type of siding (Vinyl, steel, stucco, cement board, etc.) it would be recommended that you monitor your window joints and flashing. Make sure your caulking, seams, and seals are properly aligned and that there aren't water intrusion points. HOMES ARE ALWAYS SUCKING MOISTURE IN--THEY ARE A NEGATIVE PRESSURE AREA. When conducting your seasonal maintenance, try pressure washing with a unit between 2,000psi and 2,800psi, or hire someone that is licensed. Use a 20-40 degree angled spray head and keep your spray lines at a distance as not to penetrate paint and caulk, causing it to be removed. Screens should be replaced and washed gently with soap and water as well. This is typically done when you clean your windows each Spring and Fall.


4. Windows: Your Connection to the World:

•   Overview: Windows play a crucial role in natural light, ventilation, and energy efficiency. Regular cleaning, sealing, and addressing any issues with window components are vital for their functionality.

•   Importance: Well-maintained windows not only enhance the aesthetic appeal of your home but also contribute to energy efficiency. Sealed windows prevent drafts, reduce energy costs, and create a comfortable indoor environment.


Cha-Ching! Talk about one of the most stressful items to replace, but also one of the easiest to maintain. A simple recommendation is to make sure that on the inside of your home, trim is properly seated and that there isn't any water/cold air weeping out through the window gaps. If this is the case, they need to be chinked with spray foam and properly sealed. On the outside of your home, windows should be inspected at the trim and seals where they meet the jam. Older windows aren't always bad, but if the glass is broken, or if there is excessive condensation build-up, then we have mold and water rot. The outside of the window should be clean of debris in the seat of the sill (where the window meets the jam on the bottom), and that the outside of the window has debris and nests removed. Screens should also be removed and washed twice a year with soap and water.


5. Cost-Effective and Preventive Measures:

•   Overview: Home maintenance is an investment that pays dividends over time. Proactive care is often more cost-effective than reactive repairs, and it helps avoid the inconvenience and financial strain of major issues.

•   Importance: Routine inspections and preventive measures can identify potential problems early on, allowing for timely and less costly repairs. This approach not only preserves your home but also safeguards your financial well-being.


If you're unsure of what to do, start with an inventory of your mechanical systems, to include sprinkler, pool, hot tub, and ancillary items that aren't on the inside of your home. From there, contact the licensed and insured service providers to help guide you from there. Something I learned in the Army 25 years ago: If you don't know, ASK!


6. Increased Property Value:

•   Overview: Well-maintained homes often have higher property values. Regular care and upkeep demonstrate pride of ownership, making your home more attractive to potential buyers.

•   Importance: Whether you plan to stay in your home for the long term or consider selling in the future, maintaining your property increases its market value. A well-cared-for home is an asset that stands out in the real estate market.
